Incentives to buy a home.

I was listening to a show on NPR a while back and the topic was using incentives to sell your home. People were calling in reporting having used everything from offering free trips to cars in order to motivate people to buy their home. Now that we are going to be putting our house on the market I am wondering if I should be offering a buyer incentive. The funny thing is that our housing market is so low priced that it is really hard to be able to afford to do this type of thing. All I can think of right now is to offer one of those fabulous swing sets for the back yard. We live in an area where many of the home are being bought by young families with children and a fancy swing set might just make our home a little more enticing than the one up the street. What do you think of the idea of incentives like this?
